Can we have an office politics thread?

Basically I want to know how you can be held in high regard at work in a corporate environment without playing the game of "who can work the longest hours"? Any trips or tricks?

I've just started working as a graduate in analytics at a bank and many of my colleagues seem to be trying to impress / suck dick by being the first in the office, staying late, even when there is no urgent work to be done.

Personally I believe in work / life balance, and I have a long commute and life just sucks working unpaid extra hours on top of a 1++ hour commute each way.

tl;dr: how do you work smart not long and get ahead?

I'm currently in the middle of changing careers. I've taken steps to complete my Real Estate Trading Services exam to become a licensed real estate agent in Canada. I've done quite a bit of research, reading up industry reports provided by both the Real Estate Association and third party world reports on residential and commercial real estate.

I'm thinking of working my way towards owning my own brokerage firm OR starting a company that purchases and sell land for a profit.

tl;dr how long will it take and how difficult will it be for a person to start their own real estate brokerage or a firm that specialize in buying and selling land? Any useful and relevant tips?

Ok so i am going to buy a house, I am a first time home buyer. The main thing is I want a tax credit but as a good investor, I can buy the house outright. Should I just go off of credit or just buy it outright? Yea it is a fixer upper but I can do all trades. I have the money to fix it up, and can make 8k a year....What should i do?

Just started a new bussiness in logistics / online retail and after some smug sales meetings i signed contract with some clients.

Question is this
Which is the best way to deal with smart ass clients (without losing them) who

> Dont pay on X date
> Dont do things on X date

>I had to lie about myself to avoid coming cross as arrogant, told them I make 50k a year and rent an apartment
>I actually make 140k a year and already paid off my house and car

Why is the millennial generation so prone to failure despite living in the most prosperous period in history, frankly it's embarrassing, I've brought this up among older co-workers and they all agree
