Probably a dead double track mainline on a viaduct in the background, or room for it on the module for later on when I can expand, canal on the left, brewery or engineering firm as the focus of the operational section of the layout.
Probably 3' deep and 5'-6' wide, being generous for full buildings rather than ones cut off at the edge of the scenic section.
To provide height for the viaduct the branch should slope upwards behind I think I can get away with as steep as 1 in 20, the viaduct will have to be 1 in 60 to be able to run longer trains.
But anyway, that's just the plan.
